Please read these Terms and Conditions carefully prior to booking. By confirming your booking, you acknowledge and agree to comply with the terms set out herein.

Booking – A binding contract is formed when payment of the deposit or full balance has been received, and a booking confirmation has been issued.
Deposit – A 25% deposit of the total holiday must be paid within 3 days of placing the booking.
Balance – The remaining balance must be paid no later than 30 days prior to arrival. Failure to make payment by this date may result in cancellation of the booking.
Bookings made within 30 days of arrival must be paid in full,
Security Deposit – a security deposit of €150 is to be paid along with the balance of payment of your rental amount 30 days prior to arrival.  This deposit is required in case it is needed to cover the cost of any damage or breakages to or at the property, or any dirt/mess requiring excessive cleaning (including the barbecue) and any damaged/broken/missing items.  This also includes any other cost incurred by the property owner due to a guest’s stay.  The property will be inspected after departure, and the guest will be notified of any damage, breakages or missing items found other than those that may have already been reported by the guest.  The security deposit will normally be returned to the guest within 7 days after their departure. The property owner reserves the right to withhold the security deposit for longer than 7 days if there is a dispute over damage or is awaiting bills/proof of damages.  If the cost of the damage is more than the security deposit the additional amount must be paid by you to the property owner.

Prices are inclusive of electricity, gas, water and the provision of bed linen and towels, including pool towels.

Guests agree to pay the taxe de séjour as required by the local commune, payable on arrival.

All cancellations must be submitted in writing.
The following charges apply based on the number of days before arrival:

If your dates are successfully rebooked, the amount paid will be refunded minus a 5% administration fee and any difference in the new booking rate.
Guests are strongly advised to obtain comprehensive travel insurance to cover cancellations, illness, accidental damage and loss or unforeseen circumstances. Guests must accept responsibility for any loss that they may incur due to cancelling their holiday.  The property owner will provide any documentation needed by the guests’ insurers should it be necessary to cancel.

In the unlikely event that your booking is cancelled by the Owner, all monies paid will be refunded in full.
If government restrictions, local lockdowns, natural disasters or illness outbreaks prevent travel or require closure of the property, guests will receive a full refund.
The Owner’s liability is limited to the total sums paid for the booking.

The maximum number of occupants is 5 persons. Only guests listed on the booking form are permitted to stay overnight.
No additional overnight visitors are permitted.
Bookings are accepted by persons aged 18 and above only.
The lead guest is responsible for ensuring that all guests comply with these Terms and Conditions.
The Owner reserves the right to refuse or cancel bookings at their discretion.

Check-in is from 15:00 (3:00 PM) on the day of arrival.
Check-out is by 10:00 (10:00 AM) on the day of departure.
Late departures may incur additional charges.
If you expect to arrive after 1900 hrs please contact the property owner.

The property is for holiday use only and may not be used for business purposes or events without prior written consent.
Smoking and vaping are strictly prohibited inside the property.
Doors and windows must be locked, and appliances switched off when leaving the property.
Guests must use designated pool towels; bath towels may not be used outdoors.
Any keys not returned will be charged for the cost of replacement.
Sub-letting or re-letting of the property is strictly prohibited.

No pets are permitted on the property.
Guests arriving with pets in violation of this policy will not be allowed to stay and no refund will be issued.

Guests are liable for all damage, breakages, or losses caused during their stay.
All damages must be reported promptly.  The property owner retains the right to enter the property at any reasonable time to deal with any complaints and/or to carry out any repairs deemed necessary to the property or equipment.

Our swimming pool complies with French law stating all in ground swimming pools must have a suitable AFNOR approved pool security system in place. We have a gated fence and a pool alarm which complies with the above.
The pool is open from April to September, 9:00 AM to 6:00 PM daily.
Children under the age of 18 must be supervised at all times.
Diving and jumping into the pool are strictly prohibited as the pool is only 1.6m deep.
Drinking glasses or glass bottles are strictly prohibited around the pool.
Smoking and vaping around the pool is strictly prohibited.
Guests must close the security gate after each use.
Before entering the pool, guests must shower to remove sun creams/lotions as these will adversely affect the pool filtering system.
The owner is not liable for accidents caused by failure to respect safety rules

Parking is available on site, but it is at the car owner’s risk.
Parking is limited to two vehicles in designated spaces at the side of the gite.
Vehicles must not block access to neighbouring properties.

Quiet hours are 11:00 PM to 8:00 AM.
The Owner reserves the right to terminate the booking without refund if guest behaviour is deemed disruptive, unsafe, or in violation of these Terms and Conditions.

Fireworks, candles, Chinese lanterns, firepits, and portable barbecues are not permitted.
Guests must use only designated barbecue equipment and clean it after use.
Use of domestic electric vehicle charging cables (“granny chargers”) is prohibited and any resulting damage will be charged.

All external suppliers (e.g., chefs, beauty therapists) must be approved by the Owner in advance.
The Owner accepts no liability for third-party services.

Guests must report any issues or complaints immediately to allow the Owner to resolve them promptly.

The property is privately owned and is the Owner’s home. Guests are expected to treat it with care and respect.
The Owner shall not be held liable for any loss or damage to guests’ personal property.
Personal data provided will only be used for the purpose of managing your booking, in compliance with EU GDPR regulations and will not be shared with third parties without consent.
